What should I look for in operating-expense charges before signing a lease?
Good question. If it's a base-year lease, make sure the base year is "grossed up" to full occupancy — otherwise you'll overpay as the building fills. Cap controllable expense increases (typically 3-5% annually), and ask for last year's actual reconciliation. Watch for admin fees stacked on top (some landlords add 10-15%), and always negotiate audit rights.
